Mobile Homes
Mobile home taxes are a personal property tax in North Dakota. This tax is billed the first part of the year and due February 15th for a 5% discount, this is the same as real property. If two installments are made, these are due March 1st and August 1st. Late fees are assessed as soon as these due dates are missed. Being these mobile homes are a personal property tax, they only have one year to pay the tax as opposed to the 3 years for real property. LOCATION OF MOBILE HOME PARKS
The County has 4 mobile home parks, these are located in the cities of Mayville, Hatton, Hillsboro and Buxton.
REGISTRATION OF MOBILE HOMES
All mobile homes within the County need to be registered with the Equalization office. This mobile home county registration PDF form allows us to make sure the information on file is accurate such as make/model of home, owner and billing address. These registrations are due within 10 days of the purchase of the home or within 10 days it is moved into the County.
QUARTERLY REPORTING
It is the responsibility of the mobile home court operators/owners to review the mobile home list in their park verifying the tenants names are correct in addition that the homes are still on the location stated. This ND mobile home park operator's quarterly PDF form is due 15 days after the end of each quarter.
EXEMPTIONS FOR MOBILE HOMES
Mobile homes can receive exemptions just like real property. For a list of these exemptions go to the Exemptions tab on our site. Any questions on these exemptions or the documentation necessary for these please reach out to the Equalization office.
MOVING PERMITS
In order for a mobile home to leave the County, the County Equalization Director must first issue a moving permit. The moving permits verifies that all taxes have been paid. Once the moving permit is issued, it is only good for 10 days, if this time frame lapses, a new permit will need to be issued. Any person that moves a mobile home without a permit can be imposed a fine of up to $500.
